Samuel, wanting to become a first time investor

Situation

Sam wanted to obtain a finance pre-approval from a Lender, to enable him to consider investment property options. He was happy to refinance his existing owner occupied mortgage and obtain an equity release for the deposit. What was his borrowing capacity? How would he find property options and obtain the finance for it?

Assessment

YRHM provided a free Financial Health Check (obligation free) to determine what his options were. A Guarantor was available (a relative with a property that could be used as security or for additional servicing of a loan if required).

Obstacle

There were really no obstacles for Sam, once a Financial Health Check was completed. A refinance could be completed and the equity release for a deposit could be placed in his offset until he was ready to purchase an investment property.

Solution

Pre-approval was sought from a Lender for his borrowing capacity for an investment property and YRHM offered a choice of suitable nationally sourced house and land packages. After signing an Expression of Interest, the purchase price was locked in until the land was registered and ready for the build. Once the turnkey build was completed, YRHM assisted with referrals for landlord insurance and real estate agents for its management. Sam was also referred to a suitable Accountant and a depreciation report was arranged by YRHM for future tax credits to be identified for his tax return.
